The parents of many of Lenor Sherman’s high school classmates were into real estate. They had big houses and nice cars, all of which her family did not. Real Estate piqued her interests as she had a desire to know how the other families were able to acquire the things that they had. She had lived in an apartment all her life. She purchased her first home at the age of 18 in 1997, while still renting an apartment. That was the beginning of her love affair with the real estate industry.
Lenor purchased, renovated, and sold her 1st real estate project at the age of 18. She went on to spend 20 years in both the property management and the asset management fields. She then started her development company in 2011; became a licensed realtor in 2013; and a managing broker in 2015. Lenor started her own construction company in 2018 and her property management company in 2020. She has a total of 22 years in the business of real estate.
Today Lenor is a broker that sells homes, does custom renovation projects, fix and flip for herself as an investor and her clients. She also serves as project manager on most of her out of state clients. She teaches classes on fix and flip and is known as the Real Estate Investment Mogul as well as having been crowned the Oprah of Real Estate. Lenor holds several HUD certifications and licenses in her field. She’s also published her first Project Management book in 2019, “Introduction To Project Management For Your Fix And Flip.” It’s an introduction into Project Management. Fix & Flip gives you an in-depth look into fixing & flipping your renovation project. Written by Lenor, a seasoned investor with over 100 completed projects under her belt, this book dives into the importance of project management to make your project a success. It includes worksheets for cost estimations and an inspection checklist. All the knowledge you need to have a successful project.
Sheen caught up with Lenor to discuss real estate..
What main problems do you solve for your clients?
I help people access and minimize risk with real estate. I am a professional analyzer of real estate. I minimize my client’s risks in investing in real estate while helping them to make sound, responsible investment decisions. All and all, any real estate related problems that my clients can come up against, I am well versed and thus, it is my goal to solve all of their real estate problems.
What benefits do your clients receive from using your brand?
I am a one stop shop. Not only do I understand the fundamentals of real estate, but I am also proficient in the following:
- Buyer and Seller
- Budgets
- Construction
- Financing
- General Contractor: Electricians, Plumbers, HVAC, Roofers, Tuck Pointers, Carpenters, Ceramic Tilers, Hardwood Refinishers
- Portfolio Management
- Project Management
- Property Acquisitions
- Property Management
- Property Restoration
- Real Estate Analysis
- Real Estate Coach & Mentor
- Real Estate Investor
- Renovation Designer
Instead of getting a seller of real estate, my clients get all of the above. I oversee EVERY ASPECT of real estate from the beginning to the end and everything in the middle. Nothing gets past me. I thrive in having both the knowledge and the ability to fulfill the dreams of my clients while often times bringing into fruition dreams that extend well past the client’s wildest dreams, things that they never thought were possible.
Describe what makes your brand different from the rest.
I walk the talk. I built my brand based off of actual experiences. My track record includes a history of working in real estate from the ground up, studying real estate, and working as an apprentice in various related fields. My passion for the field of real estate runs deep. I love what I do and how I make others in the field feel and how I make my clients feel. My work in real estate is somewhat of a ministry. I pour my heart and soul into every project leaving no stone unturned. I strive to always work with a Spirit of Excellence and with a level of integrity that makes me both reliable and trustworthy.
Is there a niche audience that you serve? If so, please elaborate.
My primary audience is educating the new investor. Those that have been plagued with the flipper mentality from television. Teaching them the correct way to invest into real estate is my primary focus right now.
What’s the biggest myth you’ve heard in real estate?
That you can use other people’s money to get into real estate. It takes money to make money.
Why did you choose this industry?
Purchasing a home is one of the biggest real estate investments that most people make. Real estate is the way that families can create wealth. I went to a predominantly all white high school. Many of my classmate’s parents were in real estate and had big houses and nice cars, all of which my family did not have. I wanted to know how they acquired the things that they had. I had lived in an apartment all my life. I purchased my first home at the age of 18 in 1997, while still renting an apartment. That was the beginning of my love affair with real estate.
How long have you been working in this industry?
I purchased, renovated and sold my 1st project at the age of 18. I spent 20 years in the property management and the asset management fields. I started my development company in 2011. I became a licensed realtor in 2013 and a managing broker in 2015. I started my own construction company in 2018 and my property management company in 2020. I have a total of 22 years in the business of real estate.
How can you stage your home for a quick sale in any season?
Maximize the space, decrease clutter and remove personal pictures and artifacts. Homes should be fresh airy and neutral.
